Real Estate Staging, Move-in and Transition Design Services
In addition to our traditional design services, we also offer real
estate staging, and move-ins and transition design services. There
are many approaches to real estate staging from making minor modifications to rearranging existing furnishings to
bringing in rented furniture and accessories to make the property really shine. Regardless of which level of effort your property requires, Decor by
Denise delivers a professional staging solution that fits. As a professionally certified home staging firm, Decor
by Denise offers services that span both occupied and vacant properties.
Occupied
Property Staging. The real challenge when someone
goes to sell a home is getting him or her to see the home as a piece property versus his or her personal property. To
be able to properly setup a home for resale where it resembles a model home, the homeowner must be able to separate his
identity from the home so that more personalized elements can be removed and/or toned down so as to appeal to a broader audience
to increase the changes of selling the property fast and for the right price. Our occupied property staging services
include: "Lasting Impressions" Consultation We will tour the home, take pictures (where necessary) and notes to provide the homeowner with a Detailed
Staging Assessment on how to maximize the property's selling potential. This 20+ page report provides
comprehensive staging recommendations room-by-room, to include: "quick fix tips & tricks," organization
of the space, furniture placement and arrangement, removal of items, color modifications, de-cluttering, housekeeping &
cleaning, pet management, maintaining that model home look during showings, lighting and exterior curb appeal. In addition,
we will provide the homeowner our "Top 10 Must Do List" and we will provide a quote for items that we feel need
professional staging follow-up. This service is ideal for homeowners who are willing to invest their own time and effort
to implement the recommended changes. Price is $295 (for up to 5000 sq ft homes); for larger homes contact us and we will provide you a custom quote.
"Polished Property" Staging
Service This service is purchased by homeowners who prefer to enlist the help of the professional staging
team of Decor by Denise in implementing some or all of the recommendations in the Detailed Staging Assessment.
In most cases, we will give the property owner some "homework" to complete before we come back to "provide
the final polish." This "homework" will include items that Decor by Denise does not typically offer
as services (i.e., stripping wallpaper and providing a fresh coat of paint, de-cluttering, etc.). We will
provide the homeowner a referral to one of our partners who provides the necessary service(s) if he or she is unable
to perform the tasks on their own. Either way, once the "homework" has been completed, we will book an appointment for
Decor by Denise to provide the final "polish" to the home. In general, we use existing
furniture and accessories to make the home more appealing to a wider range of potential buyers. However, if necessary,
we will add decorative accessories* to create the best first impression. We will do as much or as little
as the homeowner wants, within his or her timeframe and budget. Price starts at $125/hour with a 2 hour minimum.
Hourly price varies by the weight of pieces requiring moving, the level of homeowner involvement and other special
circumstances. *Decorative accessories are
an additional cost; price estimate will be provided after Lasting Impressions Consultation.
"Get It Sold" Staging Package Our Most Popular Service! This package is specifically designed to help the homeowner prepare for an Open House. This package includes a Lasting
Impressions Consultation along with a Detailed Staging Assessment, and 2
hours of Staging Services prior to an upcoming open house. We will add the WOW
FACTOR to ensure that all the positive aspects and features of the home are showcased during the open house. The
goal of this package is to leave a lasting impression on potential buyers who often make purchase decisions within minutes
of entering a home. We will make your home or property stand out against the competition to get it sold fast and for
the right price! Price will be quoted after the completion of the Lasting Impressions Consultation
and varies by the size and state of the home.
Vacant
Property Staging. Statistics
show that vacant homes take longer to sell and they often sell at a lower price than the homeowner desires.
Staging is the answer when the homeowner is faced with two mortgages and the prospect of having the property sit
on the market because prospective buyers cannot "envision" themselves living in it. Decor by Denise offers
full-service staging for vacant properties as follows:
"Staged to Sell" Service Our
staged to sell service includes an on-site consultation where we will tour the home, review homeowner goals, timeframe and
budget, and provide an overview of staging options. We then prepare a customized proposal that will include the
costs of our professional staging service along with renting all the necessary elements—from furniture to rugs and decorative
accessories—to give the property that model home look. Our professional staging service includes working with
rental companies to procure furniture and accessories for the home, pulling items from our own inventory of decorative
items, and arranging/placing all interior contents to create the desired look. We also provide the homeowner a proposed
schedule for implementation. A $125 consultation fee collected at consultation and applied toward staging
fee. Staging fee varies by size of property and level of staging required. Proposal will include all costs and
fees. 
Move-in Service. For busy executives
or others who have no time to unpack and get their home setup after moving, Decor by Denise is there to help. We'll
be there on the day the movers arrive, working with them to place your existing furniture in just the rigth places.
We'll unpack your decorative items, unroll and place your rugs, make up your bed and hang your artwork to perfection.
That way when you step into your home for the first time after the move, your home will be setup and ready for you to be productive
day one in your new environment. Pricing for this service varies by the size of the home and number of items
to be setup. If you think this service would be a great fit for you, contact us and we'll fully assess your needs to provide you a solid cost estimate up front. Transitions Service. As a service to our clients who are going through the
transition from a large home to a retirement community or other elder care similar facility, we offer our Transitions
Service. As a part of this service, we evaluate the retiree's current possessions in light of the facility
he or she is moving into. We perform space plans and help with the difficult process of deciding what to keep
and what to get rid of. We can also help the homeowner with traditional full service design elements if he or she so
desires. This includes color selection, furniture selection, custom built-ins, etc. in the new home. We also often
work with the moving company to setup the new environment for the homeowner to make the transition as easy and stress free
as possible. The price of this service varies by project. To get started, we require an initial in-person consultation.
Within one week of this consultation, the homeowner and/or the caretaker will receive a written proposal, outlining the proposed
